Rental Revenue Shield

Every home we manage can be protected by our Rental Revenue Shield. If a tenant stops paying, the Shield reimburses your unpaid rent for up to two months, so one bad tenancy does not wipe out your cash flow.

What it costs

$30 a month per home, taken from your rental proceeds. Make sure your home is enrolled before the tenant’s lease is signed, because enrollment is what makes you eligible for the benefit. If you are not sure whether your home is enrolled, ask your manager or call our investor line at (843) 595-8899.

What it covers

The Shield reimburses rent that is due under the lease and never collected from the tenant when the loss comes from:

  • A tenant not paying rent
  • A tenant abandoning the home
  • An eviction for cause
  • A tenant ending the lease because of qualifying military orders

How much it pays

  • Up to 60 days of rent for each covered event, figured day by day from the contracted monthly rent.
  • Coverage starts on the first day rent goes unpaid and runs through the eviction and vacancy, until a new tenant moves in, the 60 days are used, or the lease would have ended, whichever comes first.
  • The tenant’s security deposit is applied first. The Shield covers the unpaid rent that is left.
  • One covered claim per home in any rolling 12-month period.
  • Reimbursement is paid once the home is re-leased or the 60-day period ends.

Who qualifies

  • Long-term, unfurnished residential homes we manage
  • Leases of 12 months or longer
  • The home is enrolled and the program fee is current before the lease is signed
  • The tenant has lived in the home for at least 60 days in a row
  • We have full authority to handle collections, the eviction, and re-leasing the home

What it does not cover

  • Rent the tenant already paid, including lease break fees
  • Lease terminations the investor agrees to against our recommendation
  • Rent lost to property damage, repairs, renovations, habitability issues or investor-directed work
  • Natural disasters, government action such as eviction moratoriums, and other events outside our control
  • Furnished homes, short-term rentals and commercial property
  • Rent lost after the management agreement ends or the home is sold

To keep the benefit, the home needs to go back on the market right away after a tenant leaves, at a reasonable market rent we set using current data and comparable homes. Delaying re-leasing, refusing a recommended action, or negotiating with the tenant directly can reduce or void the benefit.
