Beaufort County Rental Market Update: August 2026 Trends & Insights

The Beaufort County Housing Market: Why More People Are Renting

If you have been watching the Beaufort County rental market in August 2026, you already know one thing. Buying a home here is not easy right now, and that is quietly good news if you own a rental property.

Home prices in Beaufort County keep climbing. The median sale price sits at $595,385, up 8.1 percent from a year ago. That means a typical buyer needs tens of thousands of dollars more than they did last year just to compete for the same house. When homes cost this much, a lot of people who want to buy simply cannot, so they rent instead. That keeps demand for rental housing strong.

The buy side of the market is also active. Homes are selling in 67 days on average, about the same pace as last year, but 608 homes changed hands over the same period, a 21.4 percent jump from a year ago. More sales at a steady pace tells us buyer demand is real, not just prices drifting upward on thin activity. For a rental property owner, that is a sign the local market is healthy enough to support both a buying market and a renting market at the same time.

Property values are following the same path. The average home value in Beaufort, according to Zillow, is $413,385, up 1.4 percent over the past year. If you own a rental here, this matters beyond the monthly rent check. Your property is likely worth more today than it was twelve months ago, which means you are building equity in the background while the property also earns income.

Days on Market: Professional Management Makes the Difference

Days on market means how many days a rental sits open, from the day it is listed to the day a new tenant signs a lease. It is one of the clearest signs of how a rental market is behaving. A short number means renters are moving quickly. A long number means listings are sitting, which usually means an owner is losing rent every day that unit stays empty.

Across Beaufort County, the average rental now takes 31 days to lease, according to RentalSource. That is a reasonable pace for the area and reflects a market that is active without being chaotic.

Middleton Street's own portfolio is leasing far faster than that. Properties we manage averaged 4.2 days on market this August, compared to 42.8 days for the same month last year. That is a dramatic improvement, and it puts our numbers well ahead of the county average of 31 days.

Every day a rental sits empty is a day of lost income for the owner. A gap this size, our 4.2 days against the county's 31, adds up to real dollars saved over the course of a year. It usually comes down to pricing units correctly from day one, marketing them well, and having a team that is actively working each listing rather than letting it sit.

As a cross-reference, RentCafe puts the average rent in Beaufort at $1,703, down 6.1 percent from $1,814 a year ago. The two sources do not agree this month, which happens when different data providers pull from different pools of listings. Zumper's numbers show rents rising, especially for two bedroom and four bedroom units, while RentCafe's broader average shows a pullback.

What should an owner take from a mixed signal like this. Most bedroom sizes in the Zumper data are still moving up, and the buy side data from earlier explains why. Home prices are too high for a lot of renters to escape into ownership, so they stay in the rental pool. If your unit type happens to be one that dipped this month, remember that rent trends move in seasonal cycles and that unit-level shifts do not always mirror the county-wide picture. Middleton Street Property Management: Portfolio Performance

Rent trends across Beaufort County were a mixed bag this month, as the section above shows. Middleton Street's own portfolio did not have that problem. Rents on our managed properties grew 6.74 percent year over year.

That number holds up well against the wider market. RentCafe showed county-wide rents falling 6.1 percent over the same period. Even measured against Zumper's stronger reading, a market average built mostly from two bedroom and four bedroom gains, our 6.74 percent keeps pace with or beats most individual bedroom categories, including one bedroom and three bedroom units.

Consistent rent growth like this does not happen by accident. It comes from renewing leases at the right time with the right increase, keeping units maintained so good tenants want to stay, and pricing new leases against real, current data rather than guesswork. It is also a byproduct of having someone local watching the numbers every month instead of setting a rent once and forgetting about it.

For an owner, the takeaway is simple. A managed portfolio should not just avoid losing ground to the market. It should hold its own or get ahead of it, month after month, in a way you can see in the numbers.

What This Means for You

If you manage your own rental, or you use a property manager who mostly stays out of sight until something breaks, you already know the feeling. The investment that was supposed to create freedom instead feels like another job you never signed up for.

It does not have to work that way. A well managed rental should generate income quietly in the background while you focus on your career, your family, or your next investment, not the other way around.
