November 2026 Beaufort County Rental Market Update

November 2026 Beaufort County rental market update: $1,850 median asking rent across the homes Middleton Street manages

Each month we share what we’re seeing across the homes we manage in Beaufort and Jasper Counties. This update is based on Middleton Street’s own listings as of November 1, 2026. It’s a snapshot of one company’s homes, not the whole market, but it shows where demand and pricing are right now.

The numbers this month

  • 46 homes in our leasing pipeline: 13 available to move in now and 33 coming soon, meaning a current tenant is moving out or the home is being prepared.
  • Median asking rent of $1,850 across the homes with a set price.
  • 3-bedroom homes are asking a median of about $2,000. Two-bedroom homes sit closer to $1,300, and the few 5-bedroom homes are around $3,250.
  • 41 of 46 homes allow pets or will consider them.
  • By area: 25 homes in Beaufort, 7 in Bluffton, 5 on Lady’s Island, 5 in Port Royal and 4 on St. Helena Island.

What it means for investors

A big “coming soon” pipeline heading into winter. Having more than twice as many homes coming soon as available now tells us a lot of leases are ending this season. November through January is usually the slowest stretch for rental demand in the Lowcountry, so homes that hit the market now need to be priced from current comparables on day one. Overpricing in winter costs more vacant days than it would in summer.

Pet-friendly homes win. Nearly 9 in 10 of our homes accept pets, because so many renters have one. Our Pet Protection Guarantee covers up to $2,500 of pet damage beyond the deposit, which makes saying yes to pets a low-risk way to widen your pool of tenants.

Bluffton still commands the highest rents in our portfolio, while Beaufort, Lady’s Island and Port Royal remain the busiest by volume, driven by military families and hospital and school staff.

If your lease ends this winter

  • Talk with us 60 days before the lease ends about renewing versus re-listing. A good tenant renewing at a fair increase often beats a higher rent after a month or more of vacancy.
  • Get small repairs and paint touch-ups done before the home is photographed.
  • Consider lease end dates in late spring or summer, when military moves and school calendars bring the most renters.
